March is known for “In like a Lion and Out like a Lamb”!  Well, our weather has 2011 meeting the “In like a Lion” part of the phrase and “out like a Lamb” remains to be seen.  While this was the case with our local weather, I spent some time looking at the Lake Martin Real Estate data to see if it is roaring!  I used Jan and Feb of this year and last for this comparison.  If you would like to see these numbers just email me and I will send you the data I used.  I also have some of my  thoughts, comments and analysis so… feel free to ask for a copy!

I believe the Spring market has the potential to be a good one for motivated buyers and sellers.  Those looking for a “fair” deal based on today’s market should find that they have a good year to have an opportunity to achieve their objectives.  There will a few outliers either way with a buyer and seller getting the “deal of the year” this happens every year in every market.  However, Lake Martin buyers looking for seller willing to sell at half of a realistic selling price….. that is about as unlikely as Sellers looking to sell at a price their property appraised for in 2008.

What a great way to enjoy January 1, 2011!  Glass of wine, relax and think about the goals and ambitions of 2011.

Lake Martin has been declared Alabama’s first treasured lake!  We, and any one that has been to Lake Martin, know we have a treasure and today Governor Riley made it official.   The link above is to the article in the Alex City Outlook regarding today’s event.  Governor Riley, Ben Russell and others attended the declaration at Children’s Harbor.

Winter has blown in at Lake Martin.   It is the perfect time to sit in front of the fireplace and be thankful for the modern conveniences that allow us to have warmth is a variety of forms — gas logs, Heat Pumps, electric blankets, and more.  If you own property at the lake (or anywhere), it is time to make sure you have prepared yourself for wintertime by covering outdoor faucets, winterizing watercraft, etc.  Contact your landscaper, local marina, etc. if you have questions or desire assistance with these tasks.

The real estate market is not experiencing the winter chill; however, the market cannot be compared to the sizzling HOT summer days either.  Sellers that have realistic expectations based on the current market are, generally, seeing activity.  Buyers that have educated themselves and are looking for an opportunity to buy in a favorable market offering favorable interest rates are out there.

Lake Martin weather forecasters are also predicting the first freeze of the season this weekend.  While preparing for winter, some things to think about if you have lakefront property include:  covering outdoor faucets/pipes, changing thermostats from cool to heat, winterizing your boats, contacting your landscaper about irrigation pumps, etc…..

This is also a great time to make plans to enjoy Lake Martin living through the holiday season.  Holiday gatherings, fire pits, walks along the shoreline, looking for arrowheads, and the list goes on and on.  What is on your list?  Do you have a special memory or something unique to the time of year that offers quieter times around Lake Martin.  My family will drag the canoe down to the lake and row out to “Skip Rock Island”.  We named it skip rock island years ago because of the flat rocks that are so easy to skip across the lake that “even mom can do it”.
